Buying a home in Maine continues to be a challenge for many looking to own a piece of property for the first time. While inventory is getting slightly better, home prices continue to rise in most of Maine's largest metros.
According to Zillow, the average home value in Maine is a little over $395,000. Overall, that's about a 3.5% jump from this time last year. That's generally good news for hopeful home buyers. Prices are still going up, but it's slow and steady versus sharp jumps.
But that isn't the case in every town and city throughout Maine.
According to Maine Listings, there are still many towns and cities where the median home price continues to skyrocket. Here are several places throughout Maine where the biggest jumps from 2023 to 2024 took place.
Phippsburg
If you bought your house in Phippsburg years ago, it's possible your life has changed and you're unaware of it. The median home price in the small midcoast town jumped 46% in just one year. In 2023, the median home price was $500,000. In 2024, it rose to $730,000.
Wiscasset
Another midcoast town in Maine is seeing a home value boom. Homes in Wiscasset saw their median value jump 26% in just one year. In 2023, median home prices stood at $307,000. In 2024, they jumped to $387,000.
Belgrade
The central Maine town of Belgrade has seen a steady rise in median home prices in recent years before seeing a massive spike in the last year. Home prices have jumped 25%. In 2023, the median home price in Belgrade was $371,000. In 2024, it jumped to $465,000.
Bath
The midcoast is clearly hot for real estate as Bath has seen a massive jump in median home value of 23%. In 2023, median home values in Bath sat at $330,000. In 2024, they jumped all the way up to $406,000.
Augusta
Perhaps a surprise entry, the median home values in Maine's capital city are increasing and doing so quite quickly. The city saw a 14% jump in median home value in just the last calendar year. In 2023, median home prices were $250,000. In 2024, they rose to $285,000.
Vassalboro
Central Maine has another town on a sharp rise in Vassalboro. Smaller towns are showing more appeal looking for starter homes in quiet communities. Vassalboro also saw a 14% median home price rise in the last calendar year. In 2023, the median home price was $277,500. In 2024, it rose to $315,000.
Auburn
While Lewiston continues to see modest growth in median home prices, it's sister city just went through a massive spike period, with the media home price going up by 12%. In 2023, the median home price in Auburn was $280,000. In 2024, it jumped to $315,750.
Brunswick
To say the midcoast is Maine's hottest real estate market right now would be an understatement. Brunswick is the fourth spot on the midcoast to see a surge in median home value last year, up 13%. In 2023, the median home price was $400,000. In 2024, the bumped up to $450,000.
York
Almost shockingly, only one southern Maine town or city ranked in the top 10 for median home value increases last year. That town would be York, which saw a rise of 13%. In 2023, the median home price was $705,000. In 2024, that rose to $799,000.
Cape Elizabeth
The greater Portland area has seen significant bumps in median home price over the past several years, but only one city made it into the top 10 in the last calendar year. That would be Cape Elizabeth, which saw another 13% increase. In 2023, the median home price was $777,000. In 2024, that jumped to $875,000.
